University Accommodation vs Private Renting in China: Costs and Trade-offs

University dormitories can be convenient for arrival and campus registration, yet room types, facilities, contracts and availability differ.

International students in China may live in university accommodation or approved private housing, but an admission offer does not necessarily reserve a room. University dormitories can be convenient for arrival and campus registration, yet room types, facilities, contracts and availability differ. Tsinghua University’s 2026 notice, for example, says on-campus supply is limited and uses defined online reservation periods. Private housing gives more choice but adds deposits, utilities, contracts, commuting and local accommodation-registration steps. Compare the total living arrangement, not the advertised rent alone. Before paying, verify the room or property, official recipient, dates, cancellation terms and registration process. Keep a temporary-arrival plan in case a dormitory booking or lease begins after your university registration date.

At a glance: dormitory or private housing

Factor University accommodation Private housing
Booking University system and limited inventory Landlord or authorised platform/agent
Cost structure Room rate plus stated utilities or deposit Rent, deposit, utilities, possible agent fee
Commute Usually campus-based Depends on address and campus access
Registration Handled through university/local process Requires landlord and local-process clarity
Flexibility Academic-calendar and residence rules Lease terms and local market

Admission is not a room booking

A university can admit more international students than it can house on campus. Accommodation notices may open after offers, allocate rooms on a first-reserved basis or prioritise particular groups. Read the current notice rather than relying on an earlier cohort’s experience.

Ask whether your campus has separate inventory and whether scholarship accommodation is guaranteed, allocated or paid as an allowance. A scholarship reference to accommodation should be matched to the award terms and housing notice.

Read dormitory details beyond the room label

“Single” and “double” describe occupancy, not every facility. Confirm private or shared bathroom, kitchen access, laundry, heating or cooling, internet, bedding, access hours, guest rules and whether the building closes during holidays. Photos may show a representative room rather than the one allocated.

Check contract dates against arrival and examination periods. If the room charge is quoted per day, semester or academic year, convert it to a comparable total and add deposits, electricity, water and internet where separate.

Reservation windows require preparation

Tsinghua’s accommodation page says on-campus supply is limited and directs students to reserve in advance using instructions included in the admission package. Its 2026 guide gives current housing details, but the booking window is student- and cohort-specific. Other universities use different systems. Prepare the student number, account access and payment method when the official instructions arrive; follow only official links.

Save the confirmation and cancellation terms. A successful payment screen should show the building, room type or allocation status clearly enough to verify what has been secured.

Private housing: verify before transferring money

For a private property, confirm that the person offering it has authority to rent it and that the contract identifies the address, parties, term, rent, deposit, utilities, repairs, termination and return conditions. If you do not understand the contract language, obtain an independent translation or explanation.

Never transfer a large sum merely to “hold” an unseen room through a private chat. Use traceable payment to the verified contractual party. Ask the university whether it maintains approved housing guidance or cautions for international students.

Accommodation registration is part of the choice

Foreign nationals need to follow local accommodation-registration procedures. Hotels commonly handle guest registration. University residences and private addresses use the applicable university and public-security process. A landlord’s willingness and ability to support registration is therefore a practical selection factor.

Ask before signing: what documents are needed, who attends and what happens after moving. Keep the resulting proof. If a property cannot support the lawful process, a low rent is not a saving.

Location changes daily life

Map the actual teaching campus, not only the university’s main address. Estimate the door-to-class commute at the times you would travel. Check public transport, late-evening return, access to food that fits your needs and the distance to medical and student services.

A cheaper room with a long or complex commute can cost more in transport and time. Conversely, private housing near campus may be noisier or smaller than a farther option. Decide which trade-offs matter for your study routine.

Plan the arrival gap

Flights, registration and housing dates rarely align perfectly. Keep a confirmed short-stay option for the first nights if necessary, with a safe route from the airport or station. Do not assume you can enter a dormitory outside staffed check-in hours.

Carry the address in Chinese and the housing contact. Keep essentials and original documents in hand luggage. The official China study overview can help connect housing with the wider arrival plan.

Housing mistakes to avoid

  • Assuming admission includes a dormitory reservation.

  • Comparing room rates without deposits, utilities and contract length.

  • Booking near the wrong campus.

  • Paying a personal account before verifying the landlord or official payee.

  • Ignoring accommodation registration.

  • Relying on photos without written room conditions.

  • Arriving with no plan for nights before check-in.

Compare housing with one monthly total

Suppose a dormitory is charged by semester and a private room is advertised monthly. Convert both to the same period. Add the dormitory deposit, utilities and any holiday restriction. Add the private deposit, utilities, internet, possible agent fee and transport to the teaching campus. Then add temporary accommodation if either option begins after arrival. The arithmetic may reverse the first impression. Keep non-financial differences beside the total: registration support, kitchen access, privacy, quiet, contract flexibility and travel time. The best choice is not automatically the cheapest line; it is the arrangement you can verify, afford and use without undermining study.

What to verify before you decide

  • Whether on-campus housing is guaranteed, limited or unavailable.

  • Booking window, room allocation, payment and cancellation terms.

  • Total cost including deposit, utilities and holiday periods.

  • Exact campus and realistic commute.

  • Facilities, access rules and contract dates.

  • Private landlord authority and accommodation-registration support.

  • A safe temporary plan for arrival and housing changes.

Do international students have to live on campus?

Rules vary by university, scholarship, programme and local process. Confirm whether private housing is permitted and how it must be registered. Check your university’s current housing rules and local registration requirements before signing; a private lease may need approval or a specific address record.

Is a dormitory guaranteed with admission?

No. Many universities describe limited inventory or separate booking. A written award or offer must explicitly state a guarantee. Admission and housing are separate decisions unless the offer explicitly guarantees a room; ask for allocation terms, deposit and check-in date in writing.

When should I reserve?

Follow the current university reservation notice. Prepare in advance, but do not use an unofficial link that appears before the official window. Follow the institution’s reservation window and prepare the required documents in advance; late requests may face limited availability and fixed check-in dates.

What does private housing cost?

It depends on city, district, property and contract. Compare rent, deposit, utilities, agent fees, furnishing and transport together. Price a room using current local listings, including deposit, utilities, furnishings, agent charges and commute; there is no single national student-rent rate.

Can my landlord register me automatically?

Do not assume so. Ask how the current local process works, who must attend and what evidence you will receive. Ask the host and university who submits the record and when, then keep the official confirmation; local procedures can vary by residence type.

What if no dormitory is available?

Ask the university for approved guidance, choose temporary accommodation if needed and verify any private contract and registration before payment. Contact the international office for approved alternatives, confirm temporary lodging dates, and verify any private lease and local registration route before paying.

Next steps

Use the Univs institute catalogue to keep housing tied to the right provider and campus context, and review the Univs application process so a booking does not outrun admission and visa decisions. For each shortlisted university, make two budgets: a genuinely available dormitory option and a realistic private fallback. When housing must be reserved through a university or landlord, verify the recipient, contract, refund terms and registration support first. Univs does not act as the housing provider unless expressly stated.
