Student accommodation in Cyprus includes university halls, managed residences, private rooms and flats, but supply, price and contract terms vary by city and institution. Apply for university housing as soon as the official window opens and keep a private-housing backup. The University of Cyprus’s 2026 international notice, for example, described only eight rooms, showing why campus accommodation should never be assumed.
The named housing examples below are Republic-controlled-area university offers. They do not describe housing supply or rental rules in the northern area.
For a private rental, verify the landlord or agent, exact address, property condition, commute, deposit, utilities, inventory, cancellation and move-in date before sending money. Cyprus University of Technology’s Housing Office warns that it does not inspect the private properties on its list—an important reminder that even an institution-shared listing may need independent checks. These institutional examples are not national averages.
Housing options at a glance
| Option | Potential advantage | Main risk to check |
|---|---|---|
| University halls | Clear student setting and campus support. | Limited rooms, strict window and eligibility. |
| Managed student residence | Furnished services and student contracts. | Price, licence, included services and cancellation. |
| Shared private flat | Can spread rent and utilities. | Joint liability, roommate changes and deposit. |
| Studio or one-bedroom flat | Privacy and control. | Higher total, utilities, furnishings and commute. |
| Temporary accommodation | Time to inspect long-term options. | Short-stay cost and availability near intake. |
Start with the institution’s housing office
Ask whether halls are owned, managed, partnered or merely listed. Confirm who signs the contract and handles maintenance. Read eligibility by degree level, nationality, exchange status and study duration. A housing enquiry is not a reservation.
The University of Cyprus’s 2026 notice set a short application window, prioritised full-year students and used submission time as a tie-breaker. That shows why a late application can lose even when a student is eligible.
Ask when an offer becomes binding and how long you have to accept. A place on a waiting list is not housing. Keep the confirmation showing room type, residence dates, price and payment instructions.
Ask whether the room is available for the whole academic period or allocated through a competitive process. If halls are not confirmed, set a decision date for the private market so that waiting for a university result does not leave you choosing under avoidable pressure.
Use official prices as examples, not promises
The same UCY notice quoted a €200 refundable guarantee and €250 monthly payment for the limited rooms in that scheme. Another university, residence, city or year can be very different. CUT publishes indicative private-flat ranges, but those figures are planning references, not binding offers.
Always compare like with like: room or whole flat, furnished or unfurnished, utilities included or separate, academic-year or 12-month contract, and walking distance or transport cost.
Build a first-month total as well as a recurring monthly total. Deposits, guarantees, advance rent, bedding, cookware, internet activation and temporary accommodation can make arrival much more expensive than later months.
Check the commute before choosing the rent
A lower rent can be offset by long travel, limited evening transport or taxi use. Map the exact campus—not only the university name—and test the route at class start and finish times. Ask about placements on other sites.
Record walking conditions, bus stops, travel time, last service, bicycle storage and accessibility. If you will work under student conditions, check the route between campus, home and workplace without letting employment interfere with study.
For health or mobility needs, ask for measurements, lift access, step-free routes, bathroom layout and emergency arrangements. A generic claim that a building is accessible is not enough.
Verify the property and landlord
Request a live video viewing or an in-person inspection by a trusted person. Match the person requesting money to the owner or authorised agent and contract. Check the address, unit, room, keys and move-in date.
Look for water pressure, hot water, air conditioning or heating, damp, appliances, locks, internet, fire safety and study furniture. Keep dated photos and an inventory at handover.
Search the address and listing photos for duplicates, but do not treat the absence of a warning online as proof. Call the housing office or building manager using contact details you find independently.
Read the contract before paying a deposit
The contract should identify the parties, property, term, rent, deposit, utilities, maintenance, notice, early termination, guests, subletting and deposit-return process. Ask what happens if admission is withdrawn or entry is refused or delayed.
Pay through a traceable method to the named party. Obtain a receipt stating the address and purpose. Avoid cash or cryptocurrency demands, pressure to pay before a viewing, and a beneficiary unrelated to the contract.
If several students share the property, read whether each has an individual contract or everyone is jointly responsible. Joint liability can make you responsible for another tenant’s unpaid rent or damage.
Plan arrival without creating a housing trap
If entry timing is uncertain, consider a refundable temporary stay rather than a long non-refundable lease. Ask the institution whether it offers arrival support and which areas are practical for your campus.
Do not send original identity documents to a landlord unless there is a legitimate, secure reason. Watermark copies for the stated housing purpose where appropriate and protect sensitive data.

Use the Cyprus country guide for destination context and apply safer decision checks to any landlord or agent request. The balanced next step is to hold a verified backup until your preferred housing is formally confirmed.
Is university housing guaranteed in Cyprus?
No. Availability and eligibility vary. A dated UCY example showed only a very small international allocation. Compare the exact campus, current contract terms, full cost and commute before making a deposit or choosing where to live. Save the signed terms and payment receipt.
How much does student housing cost?
It depends on city, provider, property and included services. Use a current written offer; official examples are not national averages. Compare a current written tuition or housing quote with your applicant category and the expenses excluded from that example. Keep tuition and daily expenses separate.
Should I pay a deposit before my entry permit?
Only after understanding the risk and cancellation terms. Prefer refundable arrangements while entry timing is uncertain. Confirm the rule for your nationality, permit type, application location and intended course with the Cyprus Migration Department before planning travel. Keep the official written answer with your application records.
Are university housing lists inspected?
Not always. CUT explicitly warns that it does not inspect private homes on its list. Check the practice of the exact housing office. Compare the exact campus, current contract terms, full cost and commute before making a deposit or choosing where to live.
What should be in the inventory?
Furniture, appliances, keys, meter readings and existing damage, supported by dated photographs and signatures. Compare the exact campus, current contract terms, full cost and commute before making a deposit or choosing where to live. This check helps prevent a mistaken assumption.
How do I spot a rental scam?
Watch for urgency, below-market claims, refusal to view, mismatched identity, copied photos, unrelated beneficiaries and untraceable payment demands. Compare a current written tuition or housing quote with your applicant category and the expenses excluded from that example. Keep tuition and daily expenses separate.
